Commercial parking lot — full-depth mill and replacement, plus lot reduction in Bolivar, OH
Ohio Billing had inherited a parking lot built for a different business. The building’s use had changed, the lot was far larger than anything they needed, and all of it was deteriorating at the same rate — which meant they were on the hook to replace and maintain a large area of pavement that no one was parking on.
They came to Kingsway on a referral from a friend of the owner, and they had several bids in hand. Kingsway was the only contractor who questioned the premise. Instead of pricing a resurfacing of the whole lot, we walked the property, looked at how the building actually used it, and recommended removing a large section outright and returning it to low-maintenance green space — then putting the budget into rebuilding the pavement that mattered. We weren’t the cheapest bid. We were the one with a plan that fit the building they have now.
Kingsway self-performed every phase: milling the retained lot full depth, hauling the millings off, removing the old light poles, correcting long-standing drainage problems, rebuilding 28,000 square feet at a full 4", installing new concrete parking stops, striping, and finishing the removed section with topsoil and hydroseed. One contractor, start to finish.
Ohio Billing now has a lot sized to the way they actually operate — and they have stopped paying to maintain pavement they never needed.
CLIENT REVIEW (GOOGLE, 5 STARS)
“A huge thank you to Kingsway Services, LLC for the outstanding work they did on our Ohio Billing parking lot renovation. The scope was extensive — stripping the lot down completely, removing old light poles, regrading to fix drainage issues, hydroseeding the affected areas, fresh striping, and replacing the cement parking pillars — and they handled every step with care and professionalism. Communication was great throughout, and the project stayed on schedule from start to finish. We couldn't be happier with the results and would recommend them without hesitation.”
